We want to ensure that you have an enjoyable stay at our home while being mindful of our neighbors and the property. Following these house rules can create a pleasant experience for everyone. Thank you for your cooperation!

1. Quiet Time: Please respect the quiet hours between 10 pm and 8 am. Keep noise levels to a minimum during this time, as this is a peaceful neighborhood. If your noise level is disruptive to the neighbors or the police are called, your reservation may be terminated without a refund, and you will be asked to leave the property immediately.

2. Occupancy Rate: Stick to the agreed-upon number of guests for your booking. The house accommodates a maximum of eight people. Unregistered guests are not allowed on the property without permission. If you would like to invite friends or family over, kindly contact us first. A maximum of 3 visitors is allowed per day, and any additional overnight visitors will incur a $150 fee per person (no parties allowed).

3. Fire Pit: You may use the fire pit in the backyard, but please keep the fire under 1 foot and burn only seasoned wood. Do not burn garbage, construction wood, or flammable liquids. After using the fire pit, extinguish the fire with water from the side yard hose.

4. Breakages: Accidents happen! If you break anything, please inform us immediately. For minor breakages, we usually won't charge, but for more significant damages, we'd like to agree on the cost before you leave to avoid any issues later.

5. Smoking Policy: Our home is smoke-free. If you wish to smoke, please do so outside and use the provided ashtrays for cigarette butts. A $500 cleaning fee will be assessed if there is a lingering smell inside the home.

7. Parking: Please refer to the house guide for proper parking instructions. Do not move any planters or other objects in the driveway.

8. Children: If you have children aged 2-12 or infants under 2, please ensure the house is child-proofed and children wear swimming protective gear while by the water. Children should be accompanied by an adult at all times near the water.

9. Late Check-Out fee: If you are more than 30 minutes late checking out, a fee of $150 will be charged. If you hold the property for more than an hour and a half past check-out time, you will be charged for an additional full day at the full rate with no discounts for every hour and a half.

10. Right to enter to fix issues: If there is a complaint made regarding any part of the property (cleanliness or otherwise), the owner reserves the right to enter the property to address the issue without prior permission.

11. Consumables: Occasionally, consumables such as condiments or snacks may be left behind by previous guests if they are not empty. Please use your own discretion and inspect these items before consuming them. The host is not responsible for any issues that arise from consuming these items.

12. Waivers: If you plan to use the bikes and/or kayaks, you will need to sign an additional waiver. If you do not sign the waiver, you may not use the items.

13. Activities at Your Own Risk: Please be mindful of your surroundings and engage in provided activities at your own risk. This includes swimming, biking, kayaking, boating, surfing, and using the BBQ. If you are going to use the bikes and/or Kayaks you will need to sign an additional waiver. If you do not sign the waiver, you may not use the items.

14. Additional cleaning fee - If the house rules and check-out process are not followed, and the home is left dirty, we will collect a fee of $200 for additional cleaning.
